Our housing market is in a holding pattern

Quickly accelerating interest rates did what the Bank of Canada intended them to do: stop buyers from buying, or at least slow them down. Since August 2023, the market ground to a virtual standstill. Buyers disappeared, listings piled up. But prices haven't adjusted as dramatically as they might have in past corrections. Before the pandemic the Okanagan market was predictably cyclical with brief periods of accelerated price increases followed by a period of balance before gradually falling. The question now is: Have we experienced a dynamic shift, thrusting the Okanagan and places like it in Canada into a sustained high-demand market? That's what happened in the Lower Mainland and Victoria over a decade ago and values have stayed high there despite the slow down. Time will tell... In the meantime, buyers have choices and are able to make offers with standard conditions. If interest rates drop this year, as predicted, that may change too.

    We’ve been doing High Definition video tours of our listings for 10 years. The response from Sellers and Buyers is overwhelmingly positive. Buyers decide on their computer if the property is for them. Add to that, our information brochures are customized for each listing - and full of additional detail. Combined, Sellers don’t experience excessive unnecessary showings. When Buyers do view the property in person it’s because they’ve short listed it and are there to confirm what they concluded from what they've seen online. 
     Our tours are unlike most others - you actually feel like you're walking through the property. And you won't see us promoting ourselves in the video. Just the property with a music soundtrack added.

Mike and Jaclyn - A team since 2010

Mike has been selling real estate in Penticton since 1992; Jaclyn was licensed in 2003. Working together as a team since 2010 both are multiple recipients of the Royal LePage Diamond Award, presented to agents who are in the top 2% in their marketplace, as well as the Director's Platinum and President's Gold Awards. Mike is a lifetime member of the Award of Excellence, having achieved consecutive awards over a 14-year period. Between them they have handled over 1,100 transactions during their careers.

Mike Ingraham

Born in England, raised in Toronto, Mike is a graduate of the University of Prince Edward Island with a Bachelor of Arts degree majoring in political science, He had a 13-year career in the newspaper industry as a reporter and editor starting in Nova Scotia, culminating as the managing editor of the daily Penticton Herald before entering real estate. Father of five, he raised his family in Penticton and now has nine(!) grandchildren. A hobbyist photographer since his high school years, Mike finds real pleasure in the photography and video aspects of real estate along with the satisfaction of doing transactions with a streamlined, stress-free approach - honed over 30 years of selling real estate.

Jaclyn Kinrade

Born and raised in Kimberley, BC, Jaclyn is a graduate of the University of Calgary with a Bachelor of Science in Geography. She started in real estate in 2003, leaving in 2006 to have her son Erik. She came back into the industry as a mortgage broker for two years before reinstating her real estate license to team up with Mike in 2010. Jaclyn has a strong interest in design, recently completing an Okanagan College course that has sharpened her input in staging clients' properties. She and her husband Jason are avid skiers and own a townhouse at Apex.
